I sent my very 1st round of direct mail to SF property owners earlier this month - no bites yet but follow-up is crucial especially in a market like this... Will also be reaching out to East Bay owners soon!

Hi all,

This San Francisco house is being offered $200k below ARV however it comes with a Section 8 tenant. The tenant themselves is great - pays on time, responsible, communicative, etc.

The owner is advertising this as a great long term buy and flip however I am attempting to offer tenant Cash for Keys and then flip within months... The tenant is more concerned with finding a suitable/comparable alternative place to live rather than any cash amount. Any advice about how I can best help the tenant find another Section 8 place in San Francisco fairly quickly?

Any advice on me helping the tenant find another suitable/better place or does anyone have any other relevant advice that will help me push this deal through?
