Hey everyone, 

We have a recently vacant home in indi that needed a quick turnover for next renter. Our PM’s preferred vendor send us this quote. Looking at the prices , along with pictures of property , these seems steep even from SF Bay Area rates where we live. Would appreciate if you guys chime in with your 2cents.

Thanks everyone for your valuable input. All three properties are SFH in Indianapolis. I don't know the areas but zip codes are 46217,46229,46236. Each one getting 1000+ rent. Class B I think, not sure of the categories. OOS investment is all exciting and great until it isn't...Aaargh. A good PM company makes all the difference.

Hello fellow BP investors,
We live in Bay Area and have out of State investment properties. We are not happy with our current management company for 3 rentals in Indiana. We are looking to switch to a more efficient and responsive company. Any referral and recommendations for Property management for Indianapolis is greatly appreciated.

Thanks Arlen for your input. You are right that on higher end flip market doesn't move as quickly. The house does need some foundation work and we already know the numbers on that. But doing our part to be extra careful and getting the structural and soil surveys done to factor in the additional costs (if any) as well.

Hi all,

New to BP and wanted to thank all of you for adding to this invaluable resource.  I and my husband are part time residential RE flippers & investors. Have done 4 low end flips in the Bay area ranging from 600/900K. Recently bought a property in Oakland (Crocker Highlands) from a wholesaler for 1,070000. This one is our major investment and need minimum of 300K of work done. Any leads regarding economical structural engineer, soil testing  and foundation work would be much appreciated. Second guessing ourselves that may be we bit off more than what we can chew.  It  would be very helpful to hear opinions regarding a flip with foundation/soil issues from local area experts.  Comps around the area are all over but 1.7M resale is conservative number. Worth it or not??
