@Colby Mulry I rent out a SFH on a month to month basis and for the last 2 years my tenant has paid late (7-10 days late) and also pays a late fee of $100. That’s $1200/year extra income!! I recently increased their rent by $100 and they agreed. Kinda hoping they would pay on time now. 2 mo the in and still late. Now it’s an extra $2400 year. Some people just pay late. Keep the tenant, but know you’ll always get paid late!!
