We use an online property management software, and it is makes everything so much easier! Tenants can set up automatic payments, but even if they don't, the system automatically sends them reminder emails for upcoming, due, and overdue invoices.

This is a very important topic! I've found that business being business is a boundary that helps keep the landlord/tenant relationship simpler. Both people know their requirements and the expectations, so there is less room for gray areas, frustration, or misunderstanding. Obviously, this is somewhat of an oversimplification, but had been very helpful for me to remind myself of.

Hi @Jessie Jarboe! I've been looking into some options as well, so can't give an answer quite yet. Here's the BP thread I created several days ago that some people commented on with recommendations. It was really helpful for me, and might be for you as well! https://www.biggerpockets.com/...

Hey @Pablo Ocampo, that's awesome! The Bookstore on BP has some great resources. The BP podcast is great as well. I always recommend Brandon Turner's books to people starting out - they have really great info!

Hey @Austin Works, wow, I didn't think about using Trello as a CRM! I already use it for basic kanban board task planning. That's genius. I just looked up how to use Trello for CRM purposes, and I'm loving what I see. Thanks!

I couldn't have said it better than @Colleen F.. There's no perfect cabinet height. What you need depends on your unique property, and most specifically the ceiling height.

We use Innago to screen tenants. It's the property management software we use though, so not just a stand-alone screening service. Works great though!
