Hey @Cerise Goldberg, first of all, congrats on your first tenant! You can find some basic leases online, but I would always go to an attorney to add to it (or better yet to create a new lease), like @Jeff Copeland mentioned. Your lease is your most crucial document in your relationship with your tenant. You need to make sure it is legally sound and covers all your bases to protect you and clearly lay out the stipulations to your renter.

The landlord would typically pay for any moving fees in this situation. However, like @Krisitna L. mentioned, sometimes the repair person will just move the furniture. I would definitely check with them first though, and definitely have the tenants remove anything from the bookshelves/cabinets beforehand!

Took me about 2 months, which involved several places falling through after some significant issues that we didn't want to deal with came up on the home inspections. I know 2 months isn't long at all, but I would've waited much longer if it meant I could avoid ending up with a deal that I regretted. Like others are saying, patience is so important! Hey BP community! I'm looking into CRM software options, and I'm curious as to what everyone uses/recommends. I'm familiar with Hubspot, but I'd like to know what other CRM software to consider for use with REI.
