We use Innago, which was easy to learn and setup, and I think it's fantastic for a smaller number of units. Especially love the funds transfer times, compared to some of the other software options we looked into.

Although a seven year contract makes me a little uncomfortable, I'd think through what the pros and cons would be for you with either choice. Not needing to take care of maintenance and also not needing to drive almost an hour every month, sounds like some pretty good pros to me, but I'd be curious to know cost-wise and income-wise how the two options might differ in the long run (time is also a cost!).

I'm with @Matt Devincenzo - since there isn't even an issue or noise complaint right now, I'd wait to see what happens, and then address any issue on an as-needed basis!

Like others have mentioned, online property management software is a really great way to do this. You would set up a landlord account, and then invite a tenant to set up a tenant account, where they can then turn on automatic payments. There are some great options out there, and many of them are free for landlords. We personally use Innago and love it.

Hey @Diane G., I would provide some sort of window covering for the future tenants who will live there. I'd pick curtains that aren't too expensive in a neutral color that will look good with most furniture/other colors. If the tenants don't like the curtains you provide, then they can choose to spend their own money to get other curtains.
