I've done a lot of research on this in the past, and the companies I've linked below are the ones that I really liked. I haven't used any of them yet, but I've heard good things about them. They seem to be pretty good for small businesses, and I believe all of them allow you to have a phone number that masks your real number. Hopefully this helps!

This is a great article, thanks for sharing it! I expected states like Florida and Tennessee would be high on the list, but was surprised to see Ohio so high.

I'm not a fan of combo washer/dryers. They are such a pain, and really don't seem to do a good job getting the clothes dry. That being said, @Andrew B. makes a good point that a tenant may prefer that over not having any washer/dryer provided!

 That makes sense, thanks for explaining that more!

I second the advice on screening - screening is always a crucial part of renting, but I'd argue even more so when you're living in close proximity to your tenant(s). Being clear with boundaries and rules up front will make everything easier for both of you in the long run and cut down on any uncomfortable conversations later on.
