I'm not set on either. I shop around for the best price whether it be at Lowes, Home Depot, Menards, Amazon, or local hardware stores. I usually have the best luck at Menards and Amazon, but it all depends on what I'm buying.

I think #3 looks the best with the current colors. The lighter color of that flooring makes the room look larger in the photo as well.

Hey Will, I've heard quite a few of these scam stories on BP occurring on both FB Marketplace and Craigslist. If you search "scam" in the forums you'll find some similar stories. I tried to find the one I read sometime in the past few months from a tenant who was let into a property by a fake PM who somehow got access to the property, but I'm not easily finding it. I'm sorry this happened to you - it's pretty crazy the lengths that scammers will go to.

Yes, including a housewarming gift is a great practice to have, and most tenants really do appreciate them. In addition to a basic house/apartment related item such a shower curtain, etc., I love @Drew Sygit's suggestion of a gift card for a local restaurant!

Hey @KENDRA WILSON, first of all, congratulations on purchasing your first rental property! Regarding the cabinets, if it's a rental and the cabinets are in good condition I would consider keeping them as-is or painting them (if you can do a quality job) before I would jump to replacing them.
