As for Federal laws, it is not legal to have a pot-shop (unless for medical patients). They will start issuing licenses for those in 2018.

that is interesting you mention We are going to take permit from city and county but its great feedback Would for sure bring lawyer in the picture.

What are you trying to do. Rent a space and run a dispensary? Rent a space and grow cannabis or sublet to growers? Neither are legal on the federal level so you could go to jail.

You should probably talk to a lawyer and other who do what you want to do.

Thanks for your response Not sure I understood this point 

With that said you do still hear about busts so you could lose your property if it is caught up in a sting.

I am just renting space so how I can loose property ?

I have been presented an opportunity here in California  wanted to see if someone has experiecnce from landlord side 

1. how hard it to manage passively 

2. how much legal/compliance  risk ?

So property price is 434 K including your fees what do you think ARV is ?as of today ?

Well it depends on what your strategy is,think for a second why cashflow is there either you are able to acquire properties for lower price (downturn) or you are in the market where people want to rent instead of buying so less people are interested in buying and more people are interested in renting. why it is that because FICO is low income is low (they can not afford mortgage) or no stability 

Yes California prices are higher but they are because ??? people wants to live here. they dont want to rent. if you are a landlord in Bay area most of the renters are looking to buy as of now as well they are waiting for right opportunity. 

Given my limited experience I want to ride both Keep investing in Cashflow and keep buying (when numbers make sense ) here locally. so diversify over time diversify location as well. again I am doing it because I live here if I move to place where cashflow is high I might just invest there locally

what you want to do you want to be a succesful real estate agent ? or the investor ?
You can offer a lot of services to the investor here on BP and outside.

If you want to be an investor and than try to find what you like do do and what in realestate attracts you ? and go for it
