It depends on your strategy. 1. You can partner with someone you know and trust. And do investment together. If you really need income than go to out side of bay area or state depend on how much control you want to be in. There are places in bay area that you can buy and breakeven even with mortgage. You are hedging on 3-4 % principal payment and appreciation 2. You can just put money in to hard money or equity investment. It could be a platform like rich uncle realty share or a person who is leveraging your cash do a flip. In the last option you may want to read things throughly All these options are good and I have done all of them including out of state investing it depends on your goals and comfort level hope it helps I am not an adviser please consult one before investing

we bought 7 sfh in Cleveland area late last year till now.wanted to see how we can refi it . 1 we bought in the name of LLC so conventional financing might not be an option. 2. we live in California so no small banks can lend. 3. we are three partners and two of us on working visa. 4. properties price is 50-70k our plan to buy properties for less than market rate and refi it after fix up. everything else is turning out great except lending any expert advice will be helpful.all of us with great credit score and great full time job we are doing buy and hold from last 4 years here is California

First thing you should look at crime rate I generally just search around like city.com. or onboard navigator. After than income. And than population change. If it is east Cleveland I would not touch it unless you understand the risk. Just to give you perspective I was in cleveland last month Uber driver said no to even drive through from east cleveland Hope this helps all the best
