I've been reading more (and listening to many great BP podcast episodes) about wholesaling as a strategy but I'm curious as to what happens if the wholesaler is unable to find a buyer. Does the deal simply fall through? Does the wholesaler have to pay the seller a fee? Is that detail negotiable e.g. could vary by state, by deal, by savvyness of the seller and/or wholesaler?

Are there any investors who started out by taking a HELOC out on their primary residence to then fund one of their first investment properties? If so, can you share your experience? What worked well, what didn't? I've read and heard about this being a potential strategy but would like to hear from any investors who have done this successively.

Very useful to know! Definitely interested in investing in Georgia but also my home state of CA. I'll do some more research on a state by state basis.

In addition to working with an agent (and building a strong relationship with agents in general), are there any websites or services out there where an investor can get access to foreclosure or pre-foreclosure opportunities in a particular market? I've checked out websites like foreclosure.com but am unsure if that is the best website to use for this purpose. Also curious if Realtor.com or some other professional body has their own foreclosure service/website that I could subscribe to.

Appreciate all of the discussion here (and thanks Sam and Dan for your comments; I was hoping to see if anyone in state would comment and you did). Again, I'm just at the point of doing a lot of research, reading, figuring out our strategy, etc. So all of this detail greatly helps and really appreciate everyone's perspective. 

For now, my strategy is to focus more on SFR vs STR but who knows that could change. And my goal is also about building some legacy for my family in the long run.

It's great to see investors making CA work for them.

Appreciate your post Corby. Personally at this stage it's about research, asking questions, learning from the collective here on the forums etc. So haven't formulated any opinions or ideas.
