Hi Brian-Welcome.
I am in Charlotte and I attended the Than Merrill weekend seminar in January.... is that the one you attended. There are so many now...just curious.
Sounds like we are in the same boat, except I left my cubicle long ago and climbed the corporate ladder to a big corner office. I left that too and now dabble in REI and do some consulting on the side.
I am looking to create more passive income. I would love to talk to you about possibly going at some of this together. Unlike you, my hustle is back somewhere in 1998 but I do have some other perks that go with age....LOL. I am partially kidding about all of that but am serious about looking for someone to work with here in the Charlotte area. PM me and maybe we can get together and talk about our ideas and how our goals might be mutually beneficial. Looking forward to talking more and again, welcome to BP.

Good for you Dave!!! I assume you are going to stick with your mailers? Are you using a letter or postcards and are you outsourcing that? It seems like a lot of mailers to facilitate on your own.
What other methods are you using to find deals?
I am new to BP and REI in general. It all seems so overwhelming. I don't know where to start.

I am a newbie here also, so I want to make sure I understand this correctly. Basically he is proposing the same thing he did prior - when he put $1600 on a $34,000 note and then made no further payments, all the while he lives in the property as it continues to deteriorate? If this is correct then why wouldn't you go straight to foreclosure as you said initially?

Now I know why I pay a management company! Well worth the 8%.
But as someone said above, if your father is not on the deed and not an "agent" of your business then she has no case. I once had a woman tried to sue me because my father let her use a restroom in my store that was only for employees. Once her attorney found that out he told her she didn't have a case.

I just want to jump in and say that I for one am glad you guys are in whatever branch of the military you are!!! Thank you both a ton for your service and your dedication to serving other veterans. You are both my heros and I wish you both a ton of luck on ALL your REI endeavors. .

In my opinion, the democrats in general want you to remain ignorant about money and finances. That is how they can "buy" your vote. Free is not free - ever! Someone is paying for it and it is not the rich like they want you to believe. It is the middle class.
Our current system rewards doing the wrong thing and punishes doing the right thing. That is why so many people have dropped out of the workforce completely. Why bother? It is a sad state of affairs.

Hello-I suffer from a de-generative spinal disease and most likely will be receiving a federal disability in the future. I live in NC. Is it possible to have an entity for investment purposes if I am not drawing a salary but just building equity through a business? Perhaps an LLC or an SCorp. I would be using savings from the time I did work and am trying to grow it.
Any advice would be helpful because just like social security, I do not trust that disability money will be there long term for me and then what?

Hi Luke-
Did you use the Rental Calculator? I like my deals to be a CAP of 10-12% but that is on the Charlotte, NC market. If you fill in the blanks you will get your answer. If you are not a Pro user you may not have access but it is worth the fee to join instead of making a mistake that will cost you a lot more. Besides there are a ton of tools you will use if you do invest in a property. Good Luck!!!
