@Mike Sagesse, a prelim is a preliminary title report that you can get through your title company. It is different from a trio in that it provides more information on any liens or other restrictions on the property. Not sure about New York, but it takes approximately 3 days to get a completed prelim from my title company.

I think your first move is to contact the person who's paying the taxes. He/she should be able to give you more information on the property and possibly the son as well. 

Do you know if there is a mortgage on the property? If so, then I'd contact the bank to see if the payments are being made. 

Have you run a prelim?

I'm all for Jay hosting the next one . . . a trip to his office is a much shorter drive for me than North Portland.

@Steven Mak, welcome to BP, you've picked the right place to learn about real estate. I would also suggest that you look into a couple of our local real estate investor's groups, Northwest REI and Rarebird. There are a lot of experienced investors in these groups who are willing to share their knowledge.

@Austin Youmans, have you found a contractor? I've been told that a lot of contractors don't like to work with a 203k loan due to the paperwork the FHA throws at them. Please keep us updated as I love to know more.
