@Kristin Horowitz, I own a self-directed 401K, and one of the rules is that I cannot be personally involved in any investment made through my 401K. So if you purchase a building with the funds from your 401K, your business would be restricted from leasing it.

I'm not sure if the same applies to a self-directed IRA, though I suspect it does, but @Dmitriy Fomichenko would be able to answer that question.

@Stephanie Musser, welcome to BP, as everyone else has mentioned, there are plenty of resources on this site to get you started. I would also suggest that you check into the local real estate investment groups. The two main ones are Northwest REIA and Rarebird. You'll find plenty of experience investors who willingly share their knowledge.

@Aleksandar Popivoda, talk to the broker to see if he's willing to work on a 30 day agreement, that way, you can both get to know each other.

I know brokers who have their clients sign an Exclusive Buyer Agreement and if they don't get along, then the client can walk away with no consequences since it's better for both the broker and the buyer.

I would think that in the commercial market, you really want to be represented by someone with experience, they can keep you from getting yourself in a bind. In my opinion, you want to stay away from listing agents that prefer to work with unrepresented buyers, that can only be trouble.

@Blake Salisbury, I agree with @Justin Green. I also "hang my shingle" for Summa Real Estate Group and have no regrets. Everything that Justin says and we have access to a lot of tools and apps that really make our jobs easier.

Thanks for the info. I agree that this program is not for everyone, but as you mentioned, it's a great way for someone who's looking to buy a home, but has little or no credit, to get into a place of their own.

I'd like to add . . . they will not buy just any home, it needs to be in an approved school district and, at least in the Portland area, they have a $500k cap on what they'll pay for a home.

I've done this a couple of times, once with my personal residence and again with an investment property. I charged a rent based on the local market rent and both times had no problems.

This option is prevalent enough, at least here in Oregon, that there is a separate form that both parties sign with the exact terms of the tenancy. 

I personally don't have a problem with this request.

Both Northwest REIA and Rarebird have multiple meetings each month and the investors at these meetings willing share their experience and knowledge.
