Hi Ginny,

The NW Real Estate Investors Association (NWREIA) is holding one of their monthly meetings tonight at the Baja Fresh on Sholls Ferry Rd (12286 SW Scholls Ferry Road, Tigard, OR) starting at 6:30 p.m.

Tonight's meeting is the Deals and Analysis meeting, which is held every last Thursday of the month. It's a great forum to bring in potential deals for group discussion. we usually get about 30 investors attending this meeting and I almost always attend, I'll be there tonight.

@Neal Collins, I don't have a lot of experience with USDA loans, though one of the lenders that we use is well versed in all the loan types in this area. Yes, you will have to go outside of Portland a bit, but those locations that are USDA eligible are still pretty good sized cities as well as being within close in to the suburbs. Cornelius and Forest Grove are within 15 of Hillsboro, which house several large Intel facilities.

Hi Neal,

There are plenty of areas in the outskirts of Portland where you can find a good value for a MFH. I work mostly on the west side and know that there are properties in the Beaverton and Hillsboro areas where you will be able to maintain a good vacancy rate as well as a positive cashflow. There are also some great loan programs that are available for the outlying areas, such as USDA and FHA as well as VA if you are a veteran.

I Oregon, the landlord can deduct the delinquent rent from the security deposit.

I also live in Beaverton, it's a wonderful community, if not a little expensive. :-)

Welcome to BP, I'm relatively new to this site as well and have found it to be a great resource. My wife and I currently own three SFR rental properties and are looking to expand our portfolio sometime in the near future.

If you're not already familiar with the Northwest Real Estate Investor's Association, check them out, they meet several times a month and two of the meetings are in Beaverton.

Hi Matthew,

In Oregon, you need to be associated with a principle broker for at least 3 years before you can take the test to become a principle broker yourself. Until that time, you cannot work for yourself and still retain your active status with the Oregon Real Estate Agency. Here's a link to their website.

@Eddie Starr I am thinking about starting with 2-4 unit properties until I can build up some equity to consider going a bit larger. I did read the article on this site titled "4 Alternative Methods to Finance Your Apartment Investment" and am going to start looking for potential investors interested in a joint venture.

@Jon Klaus, I chose to become a broker because I wanted to learn real estate from the perspective of working with customers and with the hope that I could somewhat combine the two, investing and brokering. I've always been interested in real estate and almost got my license when I lived in Southern California, but a new position opened up in Beaverton and my wife and I really wanted get out of L.A. :-)

Hi Randy,

The NWREIA is a great group of investors, I attend 3 - 4 each month, they even have a monthly meeting where we get together to play Cash Flow, a fun and informative game.
