@Zach Westerfield @Marc Brenner. I'm a BRRRR investor with a great prop mgr and contractor in Atlanta and I've bought a few good deals within the perimeter in the last year. Do you have any suggestions on good locations just outside the perimeter? Also, I've got a budget for some marketing. How would you suggest I get started with a targeted campaign if I don't have an acquisitions guy on the street? I'm based in Az.

@Hobart King. I have 5 rentals between Kansas City and Atlanta. I pay about $70/month for each one. I use NREIG and they’ve been fantastic.

Hi Ami - My wife and I use NREIG for our properties in MO and GA. I'm not sure if they insure in your area, but I would look at them. They've been a great partner for us.

Hi Allison - Thanks for the open invitation to critique the site. I love the podcasts and the material I find on the website and the mobile version, but the mobile platform doesn't recognize notifications well. I will often put a post up, watch my mobile app for comments, and then go into my email to see that there's been a bunch of activity that I wasn't aware of. It's not until I click on the link in my email that I see the responses/comments/votes on my posts. Please help!

We've had three different professionals suggest a tear down at this point so we feel pretty confident that this is the best option. The reports show that the foundation is crumbling, major structural issues exists with numerous walls/headers, issues with the rafters etc. I will definitely investigate whether it makes sense to keep a portion of the structure in order to not remove any "grandfather" of the footprint/setbacks. I've also heard about all of the issues with lumber right now so we are taking that into consideration when getting bids for the rebuild.

We will not have to finance any of this project fortunately so it’ll come down to a return on equity calculation. Appreciation is very strong right now but I’m concerned about shifts in the market during the build.

@Dustin Hoffman. Thank you for your note. My wife and I are leaning towards your suggestion. We have two turnkeys, and we’ve done two full rehab BRRRRRs so far. We’ve got access to capital with almost no holding costs and we feel like we could at least break even on the flip. Not to mention all of the learning thus experience will give us.
