@Dareen Allie when I first started my real investing journey, I heard the same thing regarding getting the deal first and the money will follow...

It just isn't true and I lost money.

You need to be ABM (always be marketing) for both, deals and dollars.

@Tommy Brant you also need to add deal sourcing (finder) and loan sponsor into the mix.

The percentages definitely vary for each deal and are negotiated accordingly.

I have seen allocations such as this:

Loan Sponsor 12.5%
Deal Sourcing 12.5%
Capital raise 50.0%
Manage deal 25.0%
Allocated Ownership Percentage 100.0%

@Noah P Bonds I have probably spent over $100k on coaching and training and will continue to spend to keep pushing myself.

From a cost perspective, and most likely on the higher end for most, I have spent and also charged $1,000+ an hour.

@Gretchen Parlier In my LOI's I put a 5-day clause for the seller or broker to respond. If they don't respond, normally they didn't like the price, terms, or both.

If it has been more than 5 days, you should connect with the seller/broker for an update.

And on a side note, one of my LOIs I submitted on a 400 unit deal ended up going to the broker's spam folder. My process is to email the LOI and call the broker/seller to ensure they received the LOI.

@Andy Camarda I have probably spent over $100,000 on various forms of coaching and it has served me well.

I recently bought a 1,000 unit apartment complex.

As you probably know, just because you hire a coach doesn't mean you will be successful. You still have to put in the hard work.

@Jason Duckett BP is a great resource and I have been a member since 2009. 

When I first started, I was also in your shoes of not knowing where to start and feeling really overwhelmed.

I just bought a 1,000 unit apartment complex and what has guided me over the years is to get really clear on my "WHY" or my purpose.

In my opinion, get really clear on your WHY as it will give you the "juice" to keep you moving forward.

I just bought the 3rd largest apartment community in Atlanta, GA.

Having a plan with action definitely Works!! 

I am ready to crush this deal.
