No free lunch indeed. I, too, was curious about this new product. How would this new program affect the real estate market prices though (from a macro standpoint)? Guessing it would create more buyer presence.

Hi Carly,

I am an agent/ investor in Solano County.

As far as small multifamily, Vallejo has most of this asset class. Some also in Fairfield which is half an hour drive from Vallejo.

Running a list of solds on MLS from the last 6 months for Vallejo shows the lowest of $175,000 to a high of $509,000. Median price is $311,819. These include all 2-4 unit properties.

Rental rates can vary drastically based on location from around $900 to $1600. At least that is what the listing agents were advertising in their listings.

For those that have direct access to the MLS (be you agent or otherwise), what type of criteria do you set for automated alerts for prospecting for deals?

I thought it would be interesting to see how the criteria differ based on individual, market or strategy. 

If you don't have or use MLS, post anyway what you would tell an agent your criteria would be.

Terribly sorry to hear that @Lee S. Perusing through my broker's policy manual, it does say that all advertisements must be approved by the company, are owned by the company, and must contain a keyword disclosing that you are real estate professional (e.g., broker, agent, etc.). 

Is the disclosure of your license something that you believe could affect your conversion rates?

Great guide. Would these steps also be applicable for other states? I live in California.  

Also is this guide meant for those who primarily want to practice as a salesperson? As I am someone who is getting their license more to aid in my investing. If so, what alterations should I make to the guide to fit the investor minded agent? Such as what criteria to follow to interview brokers.

I am guessing that Jd Martin means that the property you purchase would still be considered community property.

The areas around my county looks to be very active with investors (SF, Sacramento, Oakland, Santa Rosa, San Jose, etc.). Anyone focused in this specific County? I'd like to connect with people. The Reia in this county seems inactive as well.

Thank you for the awesome responses. I do disagree as well that working with family is disastrous as many investors disprove this notion. Some examples of these investors would be @J Scottand his wife, @Jered Sturm and his brother, or even @Brandon Turnerand his dad (who did not share the same mindset initially). Success in partnerships would come from similar ways of thinking rather than blood relations.

It is a bit saddening that the responses confirm my concerns. It almost feels as if I am leaving my family behind. Perhaps the only way for them to come around would be through results as @Daniel Chang mentioned. 

Agreed with the suggestions of @Akeem Ogle. Most likely I will just utilize their strengths to help propel the business.
