On an SF3 lot, can one or both of the homes/structures be sold off separately without either subdividing or applying a condo regime? I was thinking no. Subdividing is not an option as the lot is too narrow and I was thinking that the condo regime was the only way to enable selling each property separately. This is new to me so I might be way off here.

Karen Margrave in Austin I use the GIS map viewer provided by the city of Austin: http://www.austintexas.gov/GIS/DowntownWebMap/Viewer.aspx

It provides zoning and other helpful information and is free. I'm not sure if it is a unique service provided by our city or if other cities offer this as well.

Has anyone in the Austin area had experience/success in applying a condo regime to a lot zoned SF3? The lot presently has an 800sqft house on 0.29acres. The goal is to build a 2nd home on the lot, apply a condo regime to the lot, sell the 2nd home and keep the 1st home as a rental.

Karen M. I do invest in commercial (Austin) property. By commercial I mean light office (the zoning definition) and I presently own commercial property. I will continue to invest in commercial property given the right deal/location.
