I personally invest in the "lower end" neighborhoods of Memphis that yield (my experience) spectacular returns! Even when factoring in extended vacancies, higher turnover costs, and tenant issues, you can still except overall higher returns in my opinion. Like Curt Davis and Elizabeth Wilson said, it all depends on the investor and their preference.

The prices range significantly to be honest. You can start with utilizing the free content of Sean Terry, Nick Ruiz, and Cody Sperber. Then, when you've grasped the concept, you can pay for their programs/mentorships. Get after it! It's VERY common for a well rounded and efficient wholesaler to make well over $20k per month in this business...with tons making over $100k...per...month... :)

I've seen a ton of amazing responses with huge value, but I haven't seen any in regards to using that 20k to create an entirely new life changing career in real estate. If I had to start over and had 20k at my disposal I would:
- Heavily research "wholesale" real estate and hire a reputable mentor
- Follow that mentor's guidance and Invest in marketing after properly studying the business
- Remain consistent and work HARD/SMART until your wholesale real estate business easily generates more income for you than your day job
- Eventually quit your day job (after extensively learning the business and have savings stuffed away for 6-12 months)
- Invest in properties with much more capital and knowledge than you currently have with a lot less stress and risk

I agree with @jackinman in regards to phenomenal COC returns here! But I do personally invest in areas of frayser. The numbers make sense to me, even when factoring in extended vacancy and higher turnover costs!

Memphis would be a phenomenal market to invest in with cash. 100k will get you roughly 3 nice properties that are tenant occupied rented in the $650-$700 range, professionally managed by one of our local PM companies.
