I personally love these Lower end homes, but like many have said, you must know or connect with someone who knows the area and whether or not you’re purchasing a good deal or not. Also, proper expense break down is key. Expect a good 50%+ expense ratio with these lower end deals, meaning if the property rents for $700/Mo, expect to net around $350/. Good luck!

Memphsi is an AMAZING market for cash flow! One of the best in the country that I have seen! There will always be risks Involved with investing. The best thing you can do is connect with companies that will mitigate your risk. A professional property management company that requests slightly higher than normal deposits from tenants, screens tenants properly, and holds them responsible for damages made that are outside of the typical wear and tear. Regarding tax vulnerability, try connecting with an investor friendly CPA who can advise you on how you on what routes to take for optimal savings. We have a great professional here in the Memphis market by the name of Jimmy Luke. He even offers consultations by the hour to answer any and all of your tax concerns! You can also pull up the property on the county site and view its transactional history. Typically, if the instrument used to sell property was a warranty deed, special warranty, heirship, etc, then you may not run into many issues. If the property was quit claimed over multiple times then you could have a problem. Ultimately, a title search will be your only completely accurate solution.

You could potentially team up with a reputable local wholesaler/company and allow them to perform ALL of the work and share the spread with you.

There will always be worries and concerns, but with a professional PM company in place managing them for you then you should be fine.

Yeah. That's really high. Yon with Nexus title in Cordova has some of the best prices and by far the quickest turn around. I use him as much as possible!

Peter Torres Memphis has amazing Cash on Cash returns! Some of the best in the country! And it's also a great city for music considering you're a musician!
