I agree with Paul Amegatcher what you're doing sounds great, but it takes too much time. Marketing is a huge numbers game. Get enough mail out there and you'll get a deal. I typically get 1 deal per 1,500-2,000 mailers I send out. Then you have bandit signs and ppc that give me another couple of deals or so per month. Once you get a consistent deal flow and not lead flow then you can look into other avenues of hyper targeted marketing.

Yes! This is somewhat normal. I consistently get threats and rudeness, but a few good deals out of the bunch. When they call with bad intentions I merely say "excuse me but do you call McDonald's and threaten them when they send you coupons on the mail?" That normally works :)

I personally prefer c class neighborhoods. My theory is almost identical to yours; 25% + returns, even if vacant for 3+ months per year are still much more profitable than an 8-10% return in a b class neighborhood that's tenanted all year. All of my rentals are in areas where I have paid 10k-35k per home and all rent anywhere from $500-$650 per month. Yes, these homes produce slightly more of a headache to manage, but think the key is a solid property management company handling these investments for you. Get the right team to handle them and you'll be stress free!

what about a simple GP for nothing more than wholesaling? And purchasing a liability policy for added protection?
