Hi. Has anyone had to evict post-moratorium? How has it been for you with the tremendous backlog in essex county court? I am having a nightmare with a tenant during these unprecedented times. I have no clue when they'll call our case

Hello all. Does anyone know of any STR in or close to Irvington NJ (essex county)? I have two tenants that i need to temporarily relocate for 1-2 months of repairs. Serious and urgent

Im going through the aftermath of a very similar scenario in NJ. I will say it has been gut wrenchingly stressful so far. Thank goodness the moratorium was up shortly after closing. But courts are backlogged, the tenant has still slowed down my process tremendously, and im slowly losing money. I try to keep in mind that its going to be over eventually and it will get better. I definitely wouldnt do it in NY as they're even more tenant friendly, plus the prices r so jacked up i dont see it ever being worth it.

In NJ rent still has to be paid

I have a tenant who ive already served a notice to quit and I am waiting a hearing since October/November. She's month to month, lease expired before I purchased. Im evicting on the grounds of i want to occupy the unit. She has been paying in the meanwhile, late but pays. However, this month she has yet to pay as of today. Should I still give a notice of late rent which im the wording threats of eviction? Is it redundant because she's already being evicted? By the way, this is in NJ with the backed up landlord tenant court situation.

No I'm not trying to avoid taxes. I wasnt sure how this affected landlords and if it makes distinguishing rental income for tax purposes more confusing. Sounds like a dumb question maybe but this is my first year. Thanks all for the comments and suggestions.

Hi. With the feds now monitoring all digital money transactions (Zelle, Cashapp, Venmo, etc) should we explore other methods of accepting rental payments ?
