Hi. Forgive if this question sounds foolish. I bought a partly occupied 3 unit fixer upper in Irvington NJ. I want to deposit the tenants' security deposit in an interest esrming account. I looked up the state laws concerning (NJSA 46:8-19(a)(1)). The law says to deposit in a financial institute in the state of NJ. Also, that tenants must be notified of name and address of the bank, etc.. My question is, can it be deposited in a bank in NY as long as there are locations in NJ?. I dont see what the difference is. I am presently and mostly in NY as of now.

Hello. I just closed on a 3 unit in Irvington and have an inherited month to month tenant that i need to go. I have a pending 203k renovation to where I need the place vacant. She is up to date on her below market rent so it isnt for nonpayment. She doesnt want to renew a lease and she REFUSED CASH FOR KEYS. Im seeking counsel.

Hi i need to evict an inherited month to month tenant. I just closed on a 3 unit with a 203k loan. I need to rehab the property and then occupy the top unit. I offered cash for keys and she refused the offer. She is up to date with rent but has also expressed she isnt interested in renewing her lease. So it isnt for nonpayment which is protected somewhat in NJ.

Im looking for an attorney to help me get her out so we can start this rehab.

Closed end of July Essex county New Jersey. Tenant has been there for 6+ years and is currently month to month. Her rent is $200-$300 under market and we have major renovations to do to her unit as well as the rest of the house. I just want her gone. I sensed her being a problem from when i was in contract. I intro'd and offered cash for keys two days after closing. She said she'd think about it. She expressed that she already was planning to leave but its not solidified when, bcz of a family court case blah blah... But she also doesnt want to renew her lease. She refused to pay me initially because she got no "legal documentation" of me being new owner other than a text from the seller. I provided her with a letter of attornmnet the next day. She paid rent a few days later. Today i follow up about the offer and she says she is not considering.. Im going to make a final more appealing offer. If she doesnt take it, whats my next move?? NJ eviction moratorium has been extended.

Oh yea i forgot she mentioned her mother lives around the corner but she doesnt want to "go backwards" smh🤦🏿‍♂️
