@Carl W presently having the EXACT same issue.

So I am learning about the Fair chance law stating no discrimination solely based on a crimi al background. A conditional offer must be given before checking criminal background. However, some of tenant screen apps such as Transunion Smartmove used by Rent Redi (which I have an annual suscribtion to), now omit criminal background checks for NJ and other similar states. What screening apps still include criminal background checks for NJ? I looked at EZ landlord and Chexsafe and they do not mention any states not included. Anyone in NJ have recent experience with these two? Or have other recommendations for criminal check? Id like

Hello. I need some clarity on lease procedures for an inherited month to month tenant. Ive read up on New jersey landlor/tenant laws and truth in renting but im not clear if theres differences being the new owner. Tenant was month to month when i bought the property and I've decided i will keep her as she has been paying her rent on time, if not early. After closing she did express that she'd be willing to renew her lease, and I told her that rent would increase. Is renewal procedure and rent increase the same as if I was the original lessor? Is a renewal based on the old lease with revisions? Or can it be completely different? I will be increasing rent by $100-$200 and adding a more detailed rider.

Contractor question:

Im redoing the top floor 1 bdrm apt in my 3 unit property. I'd like to put a standing shower instead of a full bathtub. My contractor says he doesn't recommended putting a standing shower in the top floor. He says they always end up leaking and causing water damage down the line. Any thoughts on this?
