Pardon me if I'm beating a dead horse but i'd like to be clear. Is it illegal for any type of finished basement meaning paint/flooring? Or is it for actual basement apartments (meaning furnished with a kitchen/bathroom) ?

203k is an FHA rehab loan with a low down payment and lower rates than hard money. You wouldnt refi out of a HML to 203k. You would refi from a 203k or hard money to a conventional though. Being that u plan to rehab and live there, I'd say go 203k.

@Wade Haldeman this is a general comment and not only towards you. I just clicked reply on your comment. I've seen this argument before and I assumed the laws depend on the state you're in. But if it is 100 % illegal and you said BP is for networking and information (which it is), then why does BP have a forum , podcasts, books, etc. on wholesaling?
