I am in Atlanta, Georgia. Rent is due on 1st. Past due on 5th. Late fee is $70. I file eviction on 7th if not paid.

If you charge a per day late fee and they pay on the 28th of the month, some judges may find this excessive for late fee.If fee was $5 per day x 23 days late = $115 late fee. Judges in my county routinely discount any late that is in excess of 15% of the rent amount. Hope that helps.

Find those of you talked about painted concrete floors, do you have any before/after pictures of what the floor looks like?

ChaseT, the former tenant was not a full time student. He worked as a maintenance man at a company. He is like 40+ in age so there would not be any parent to cosign. He was getting a student loan for himself to attend one of those internet college programs at AIU online. He lost his day job so I did not have any wages to garnish. I knew he was getting the money for the student loan so that was his only source of income and I wanted to get it if I could.

If you are interested in doing this in Georgia, google postbankruptcyreport . These 2 poeple have been marketing a monthly report culled from bankruptcy list for years. They are rock solid on reputation. They just do the Atlanta area. I doubt they do areas outside of Georgia. If you are interested in Georgia, this is a great resource to have where they provide the information for you in a nice formatted spreadsheet every month.

Georgia is definitely pro-landlord. In fact when you go to court for an eviction, the first thing they do before the judge comes out is the bailiff plays a recorded video. The video basically says that if you are a tenant and you did not pay rent then you will loose the case. Failure of landlord to do repairs is not a valid reason for not paying rent in the state of Georgia. When judge comes out, she reiterates what was said in the video, judge calls the court calendar to see which sides are present, then she calls a recess and sends everyone out in the hallway for tenant to talk to landlord to work out an agreement. Judge says if you can't work out an agreement and you case comes up then the tenant will loose if they owe money.

He use to partner with Joe Brillante. They broke up and one of them ended up filing bankruptcy and loosing all of his rental properties.

There was a guy named Josh that was doing a lot of the internet marketing/SEO/email lists/etc for a local internet marketing guru here in Atlanta named Matt Bacak. Josh was also helping Lou and Joe. After their breakup, Josh jumped ship and started working with Lou.

Lou and Joe use to be based here in Atlanta, Frequent speakers to GAREIA which use to be the largest REIA in the US till they went bankrupt.

Lou has the RE experience and Josh is the internet guru driving the business. I believe Josh has also started investing.

When they were Lou and Joe they were well attended when they spoke locally here in Atlanta. I don't think Lou has ever gotten national attention outside of the south. I believe Lou now lives in SC.

Sorry but have never attended one of their boot camps. Have heard Lou & Joe speak and they seemed to know what they were talking about.

I own 7 quads and I have never named any of them.

I have had a custom design for the mailbox that clearly distinguishes our properties from all others. We keep custom made signs with our company name, property description and phone number in the yards of all units at all times.

Wow 10%. Where I am in Atlanta, 7% is tops. You can find PM for 5%. I pay 5% and they charge 1/2 month rent for placing tenant.

Worst month is December. Second worst month is January.

I disagree with the others about having all your rentals in same area. I own 7 quads and they are all within walking distance of each other. I am not driving all over town to service them. They are local to me so I can check in on them easily which I could not do if my properties were in another state. With my properties being so close, I know almost all of the property owners and we watch out for each other's units.

A year or so ago we went through a twilight zone period where 5 out of 7 renters in a short period of time were all strippers. When I say we, it is myself (female) and my cousin (male). My cousin is an ex Navy Seal and he has a body that is a poster child for the most chisled perfect body. Two of them offered to barter their services with him in exchange for rent.

I had one tenant arrested for carrying a kilo of drugs in his car. He tried to get me to pull an additional kilo out of a vent in my rental property, sell it and bring cash to Alabama to bail him out. Instead I gave the cops a key to the front door for them to do a search warrant and told them to check the vent.
