@Ray Harrell Since each unit has a subpanel, this sounds like it can be relocated with minimal issues. Maybe a day or 2 of electrical work and then some drywall patching and painting.

@Ray Harrell You can always add subpanels in the each unit. is the property have one master panel or is the subpanels for each unit located in the basement. The extent of the work would depend on the existing runs. If you pull permits which I recommend, it will be pretty expensive moving panels. Maybe $1,500-2,500 each, plus and patching that needs to be done. i think first you should look at what is causing the breakers to pop. Maybe you can add a new line or breaker that would not require tenant to have to go down stairs. If you need recommendations, I can refer a licensed electrician.

@Francis Rusnak My typical attorney fee is $500 standard purchase and $600 for foreclosures and short sales. I recently purchase a small office building and my fee was $1,000. I never questioned or asked in advance what my attorney fees were. so I have no idea if I am receiving a GBD. I have known my attorney for over 20 years and trust him well enough that I do not feel that he would take advantage of me like that. Needless to say I have used him for mutliple purchases and will continue to use him. I would try to stay away from an hourly Attorney for residential real estate. I cannot see them working harder or creating any more value than a flat fee attorney. From what I hear 90 percent of the leg work is handled by their paralegals. Most importantly, work with someone you are comfortable with. It would not be a productive relationship of you have to question every move.

whats the difference between the 2 that you find beneficial. i don't use either one but have considered google voice in the past.

@Kyle Davis 4.25 is a great rate, sounds to good. around here it is hard to get anything less than 5 for a hotel. is it possible they miss priced the loan or were anticipating rates would drop. What seems odd to me is the Boss is willing to let you walk away rather then instructing the LO to order the appraisal. If my theory is correct atlwast they don't want to spend your money by ordering an appraisal. or they don't want to be labeled a lender that screws over potential clients. as for other lenders, if this is a flagged hotel chain ask the market development rep if they know who others are using ir if the brand has a preferred lender? sorry to be such a cynic but something doesn't add up tou need some straight answers from the bank. @Leslie Frieze if you still need someone shoot me a pm. I have someone that can help. he has his in-house crew of 4 hangers, 4 tapers and mudders, and 12 painters. No middle men or Sales guys involved. You'll be dealing directly with the owner.

@Danielle Jones if you have the labor rent a uhaul or trailer load it up and drive it to the local landfill or transfer station. over here it is about $70 a ton. another option is to call your local garbage company that already services your home and see what options they can provide. if you can't have them pick it up at once then throw is out alittle at a time. if you order a dumpster or hire acompany you will pay more but it is the most convenient. you pay just as much for the delivery of a dumpster as the debris that goes into it. i order through groot nand the charge $400 for a 20 yard dumpster with 3 ton weight limit. come out to $133 a ton. be careful with the online no name dumpsters brokers. they have a low intial proce and have all types of gotchas in their contract. the most common being low weight limit. you wont find out about the extras until it is too late.

I have a tenant experiencing a similar issue. however this has more to do with upstairs neighbors doing laundry in the early mirning (2am). my first step was to speak directly with the upstairs neighbor. since there was no changes, I got the association involved. they ended up sending a letter to the owners. the neighbors continued to do there layndry at night after months of going back and forth with the association. they finally had there legal team draft a letter, informing of the penalties and consequences of not complying. owners ended up replacing the washing machine and noise complaints have been addressed. Sorry for all the rambling, but I would get the association involved if you have one. You may also want to find out if there specifics rules regarding the flooring in your condo. Some assoc. have specific installation requirements, or ban them entirely. If they are not in compliance, they can be forced to rip them out. my association prohibits all 2nd and 3rd floorunits from installing hard surfaces, with the exception of bathroom and kitchens.

I just got done with the painting on a gut rehab for a 2 story house. For 215 Sheets, hang, tape, mud , prime, and paint with 2 coats, I paid +/- $7,500 for material and labor. 210 sheets @32 sq ft equals 6,720 sq ft.So this equates to just over $1.10 per sq ft. the house also has 10ft ceilings on the 1st floor.
