Can you please explain how the "front porch" method works again? If i'm understanding you correctly, you and the seller agree that the seller will hold back 20%. There would be monthly payments made to the seller then possibly with interest...and maybe a 2nd lien on the property? Or is the 20% a discount on the property considering needed repairs?

Hey, welcome to the site!

One option would be to "house-hack" and buy a fixer-upper that you can move into and fix up for a year or two and then sell for a profit. The FHA loan allows owner occupants to buy a home with 3.5% down and they only require you to live in the property for at least a year.

Just one way out of many...from one newbie to another haha

@Marco Y. Thanks for posting your story. As a new landlord, this is exactly what I want to avoid. Kinda crazy how you ended up losing that much even with all the proof you had. Gotta love our beautiful NJ :)

Hi @Daniel Porter, I might be misunderstanding your question but as far as I know (which isn't a whole lot yet) to get approved with a cosigner, your cosigner will still need to meet the basic qualifying guidelines. It depends on what kind of financing you are looking to get but lets say your going for an FHA loan with 3.5% down. From what I've been told, you should have a mortgage payment of less than 33% of your gross income on the front end and somewhere around 40% or less of your income should be your monthly payments (student loans, car loans, etc.) to qualify.

Please verify this information with a loan officer first before running your credit. They will be able to tell you exactly what you need to know. Hopefully one will pitch into this convo.

@Jessica Zolotorofe Hardyston is actually pretty big. Most of it is rural. Good location for homeowners. I guess it depends on what kind of project you have going on.  Town homes might be a good addition. Casinos maybe not haha

@Jessica Zolotorofe yes there are definitely spotty areas that are still strong. Newton is a historic town that is seeing a lot of reviving and a lot of attention from big employers. Thorlabs is one for example, they have a huge facility that employs a lot of people and they are looking to expand in the same area. Franklin is another town that has a mix of people and a bunch of retail activity. Outside those areas its either really nice neighborhoods like Lafayette where its mostly nice houses on 1+ acres or areas that are still waiting to bounce back like Vernon or Sussex where its saturated with foreclosures.
