tankless are real expensive. If the tenant is paying the hot water they likely wont know the difference and it probably wont get you any more money. I say dont bother.

The taxes cant be negotiated but there is likely interest on the back taxes and that can be negotiated. Nobody wants to foreclose, banks or municipalities. If you make an honest effort they will work with you.

@Thomas Lamthe fee for the QI is the least of your worries if you miss a deadline with a 1031 exchange. The bigger risk is that you are now going to have to pay the capital gains tax you were hoping to defer. In my area QIs typically charge around $1500-$2000 to do an exchange. To answer your question, I would say yes, you will still have to pay the fee to the QI.
