Hello BP,

We are currently trying to come up with an accurate, yet cost-effective method of tracking inventory we stock on our trucks.  This includes regular items needed in order to repair and maintain rental properties; light bulbs, batteries, Drano, smoke alarms, drywall, etc.  Basically anything that is needed on a regular basis, we want to have a ready supply on hand for our techs to use, but need a means of keeping track of what is used and how to bill it back to the appropriate property accordingly.

If anyone has any systems they use, or tips that may be useful, anything at all... it would be appreciated.  Thanks in advance BP!

@Sheryl Sitman Hi Sheryl, Chad is correct.  You will need to obtain a clear Certificate of Occupancy.  Call and get the initial inspection scheduled, get them payment before the date of that inspection.  The inspector will come out and check the property and provide a report of anything that needs to be brought up to code.  You have 30 days officially to complete the repairs, but they understand some things take more time.  Once you have completed the list, schedule the re-inspection and they will come out and hopefully pass it, then provide the clear C/O.

@Stephan D. I haven't been to the Keller Williams meet-up yet.  I was attending the one that Stephanie Salanik was hosting.  She is with Long & Foster and they used to be held just a couple minutes from where I live.  They moved the location out to Hellertown and unfortunately I just haven't had the time to attend.

I've been meaning to make time to get out, is that one you attend?  Is there an upcoming one on the schedule?

@Andrew Giunta Hey Andrew, just caught up to this post when you mentioned Lehigh Valley.  If you have any luck with the Credit Unions I'd be happy to hear about it.  

I live, work, and invest here in the Lehigh Valley and purchase under an LLC. I haven't been shopping too hard recently, but have only been able to get rates that are reassessed every 5 years. Term is 25 years and requires 25% down. If you find a good lender, please share.
