Being a landlord will make you lose faith in humanity. Really. Also, not a good return on time invested IMO. Props that there are investors willing to stomach this.

Could you please define what "long game approach" means exactly to you and Lane?
Does it mean join your investor group? Or follow Lane's investment YouTube videos?
You both have left the most cryptic replies and do not really want to add any actual real advice to the thread.
How about answering any of the following:
How do you network with other high net worth individuals?
What syndication experiences good or bad?
What types of investments you look for?
What criteria are the most valuable?
Have you personally ever actively owned and managed your own RE?

You want free advice from two experienced passive investors in syndications yet your posts directly to us are blatantly condescending and you don't have a profile picture. It's a bit creepy actually.

They survive because they have no qualms about lying to someone's face to get them to part with their hard-earned money. There will always be people like this. Sad.

At what net worth and income would you choose one vs another strategy. I might get answers like you don’t need your net worth but can use other peoples money. if we skip that and just think as personal net worth and investment choices how would you prioritize ?
The problem with joining syndications that accept non-accredited investors - often they aren't that compelling and the operators usually aren't very experienced. There are exceptions I am sure.

You could sell a property with no equity because you've refinanced a number of times and yet own a big tax bill due to gain you took out in the refis and depreciation that needs to be recaptured.
Do you need an intermediary? Only if you want to defer the tax. How much is worth it? An exchange will cost you $750 - $1000. If your tax savings is greater than that the dollars are worth it. Is the effort? Up to you to say.
I did an exchange for a lady who saved $350 after paying the exchange and everything on a lot sale. In her words "It's my money and it's worth it". I also have clients who decide not to 1031 when the tax liability is hundreds of thousands.
Your gain is the difference between the adjusted cost basis (purchase price-depreciation recap+capital improvements) and the net sales price. That gain will be made up of depreciation recapture @25% and capital gain at 15% or 20% federal plus whatever HI wants.
Not sure about capital improvements. This is a condo so not sure if there were any. I am actually looking to 1031 this into a passive syndication if at all possible. Even one yielding a conservative 6-10% IRR is totally fine by me as long as I can defer the tax.

Briefly, I put $48,000 down, then did a cash out refi around 2015 (pulling out ~$85K in equity), then again cash out refi in 2019 (pulling out around ~$70K). My estimate is if I sell now, accounting for seller fees and depreciation recapture (just a guess at $6K) there may only be $40-50K equity when all is said and done.

I am wanting to sell a property in the coming months and since I did a recent cash out refinance, it will probably only have $50K in equity, that I want to reinvest into the next deal.
My question is, do I need to hire a 1031 exchange intermediary / representative if the transaction won't be a huge $$ amount? Appreciate any feedback you have on this, especially if you have done this sort of thing yourself.
