I was just doing my taxes and I realized I had paid for two appraisals ($800 a pop) for two refi's in 2019. Of note, I paid them with a credit card and they didn't appear on the settlement statement at the end.
If I can deduct this as a rental expense, where (what line item) in my taxes should I do so?

Basically, what these guys did to some of our Real Wealth Network members allegedly is:
- GEG showed RWN some of the properties they had renovated and leased out to prove their business model
- They told our members via a webinar that they buy, renovate and sell rental properties below market value to investors with 8% cash flow
- They said they offer non-recourse financing at 50% LTV
In reality, GEG sold properties that were not always renovated - even if the price point reflected a renovation. The non-recourse lender was actually the original seller who was financing - GEG was the middleman making a HUGE markup. GEG gave investors inspection and appraisal reports. (Unfortunately, the investor fell for this gimmick and did NOT get their own 3rd party inspections, appraisals or even visit the properties they were buying, against our best efforts to encourage proper due diligence and follow our check list for their own protection.)
So now some people are stuck with properties worth half what they paid (not all RWN members), with no renovation done, and constant repairs and vacancies. The problem is, they never got their own inspections or appraisals so how do they actually know if the renovation was done or not?
I threatened GEG that we would go very public with this if they didn't fix the situation, and they said, "Go for it. We did nothing wrong." They claim the repairs were done and that the properties were worth more at the time of purchase but that the area has deteriorated since then.
Any help on this subject would be greatly appreciated!

Subsequently, I've had dozens of investors come to me directly, many of them having phone conversations with me, stating how they lost most or all of their retirement funds. Truly sad.
They have been reported to some authorities, but I am not sure if anyone was able to collect legally.
I would love to offset the $25-30K I lost getting tied up in their scam.

For all of you who've been following the case between myself and internationally shamed real estate dunce Clayton Morris, I've got some great news. I will post some additional information on this case throughout the day. The biggest take away here is that this case has set a major legal president. Laser cannot try to silence Clayton's victims with legal battles like they attempted to do with me.

It features new evidence that we've never seen before has Clayton Morris DEAD TO RIGHTS stealing money from this man. No question about it. Clayton Morris is caught RED HANDED.
With this win all of you who've been reaching out to me and my team with your stories who've been too afraid to go on camera and get your information out to the public no longer need to fear a legal attack from Clayton Morris and his highly paid attorneys. You merely stated WHAT they are doing. It doesn't make it any less nonsensical or idiotic. The news and vice president tells you to do something, that means it's totally based on logic and science, right?
I specifically explained my position with examples, data, and questions to ponder rigorously. None of which you bothered to address. Better to just follow what all the other sheep are doing without bothering to apply any rational thought.

The only thing stupider than what I described above is wearing masks inside a plane. The oxygen tension is already lower yet you're wearing a mask which will impair your ability to clear your eustachian tubes, circulate and humidify the air in your nasal passages. You are more likely to catch an illness wearing a mask in a plane than not doing so.
I really wonder if people use their brains anymore or do they just listen to what the television tells them.

Masks are an absolute nonsensical thing. About 25 cases total in Korea, with 30 million people in Seoul. Do you honestly think one of those 25 is going to sneeze on you from one foot away out of 30 million people?
A few days ago I was also traveling in Taiwan. Literally nobody on the streets but all the street vendors are wearing masks. So do you think one of the 18 people affected is going to sneeze on you in the middle of a ghost town?
People are either hypocrites or just ignorant. I hope it's the former. If they were wearing the same masks every flu season I would say good on you, but most people just watch the news or follow the other sheep.

This is why I'm slowly selling off my single family rental portfolio. Too much headache for not enough reward. Much better to find an expert you trust and invest passively in their syndication which has economy of scale on many fronts. SFHs/condos encourage scarcity mentality and this is another example of this.
