Good Day!!!

Some of my family is from Canada and we now live in the Tampa, Clearwater, Saint Pete & Surrounding beaches area. This area has a lot to offer.  To the South East there is land opportunities as well as North East.  I've had a thrown together business model for acreage, just not quite there yet.  Oh, I'm also a Real Estate Pro here. Investments are kinda my thing.  Id change some of if I knew what order to start.  As I am looking into Selling Commercial RE.  It would be interesting to hear your opinion.  All the Best, Mya Leigh Neubauer-Toohey

@Mark Cruse the next best investment is to start renovating BRRRR and turn them into Sober living or Group homes. The state and Feds will pay you to open and run per occupancy. Buy in areas that have City or State funded grants to revitalize/ gentrify and low interest rate loans. I researched it in length here in the Tampa, Clearwater and surrounding areas of Florida. It's a business plan that you can never have enough of and always keep the beds full. I would be proud to run a reputable and healthy home for all. You hear such horrible stories. We need to be the change. There's no end to the opportunities with this plan.

im very simple with computers so I have to have user friendly.  Microsoft One Drive or Google Drive work well for me.  Label the folders by client, then by address then by task. i.e. quotes-material lists-time logs-to do lists-photos and so on.  MAKE sure you keep you personal info and business separate.  Different emails and

I'm in the Tampa bay Saint Pete area.  Build a strong team.  If you are referring to clients, give them 3 every time. Let them decide which they like. Otherwise if it goes South they don't blame you.  If the house is vacant I leave a lockbox or have an electronic lock to give code or remotely open.  It's a huge waste of time when you could be building your pipeline. Work smarter NOT Harder.  Best Wishes!

I was a solo (all of the above) and at the time I worked 60 hours a week and really let home go and didn't appreciate time with my kids.  I tried to do it all.  I excelled at everything I put my mind to.  I manifested and I prayed.  Pick one thing to be an expert with.  Set your schedule to your expectations with that choice. Then set time slots for the rest.   I had to have a very specific task list.  I wrote everything down in an old school agenda. lol...pick your favorite job, master it, and fit the rest around it.  Wishing you the Best of Luck!

I'm in the Tampa area.  By law tenants have until the 5th of each month to pay.  Landlord's can then give 3 day notice after that.  If you don't pay or vacate they can proceed with eviction.  The Sherrif takes about 2-3 weeks to do set out from what I've heard.
