Hello!  I am in the Tampa area. I would be happy to help!!!  I have been doing this for 13 years and I specialize in it. 

I used Hostaway for my 9 units and it worked great. It m in the Tampa Florida area and it's very competitive.  It kept me booked at 85% which is great and made my life so much easier.

If you stick to the 1% rule you should be around that number.  I would stick with LTRs.  It's the safest way to start and it's a guaranteed profit when you get the right deal!

I'm in the Tampa market.  We found it very successful to do direct marketing along with cold calling.  We got 4 properties out of 300 mailers.

I'm in the Tampa Florida area. We have Clearwater, Saint Pete and Indian Rocks beaches that are hot spots for STRs. The problem is the over saturation of them.  Owners have been turning theirs into LTRs.  You really have to be an expert and outshine the competition here. There are very successful STRs here, you just have to know the best areas to be profitable.

You can Host Finacial revenue tool to get an average of the income. I'm in the Tampa Florida area and it has been very accurate for me and my units.

Soooooo, I am the Tampa, Clearwater, Saint Pete and Indian Rocks beach area.  We have a high saturation of rentals that has caused the market to lose money.  Every where you turn there are STRs going up on the market fully furnished because they couldn't pay the mortgage and bills with the rental income.  If the didn't do that then they have converted to LTR or MTR rentals at a steady monthly income and have the tenants take over the utilities which offsets the loss of more income.

No matter where you are (I am in Florida) you can find a lender here on BP.  I reached out to few last year and they seemed very up to date with options and knew what they were talking about.

I used Great Florida Insurance Mike Lazanas in Clearwater Florida.  The did our property, business and personal insurance.
