Some people just like to stay out of the hustle and bustle of a big city.  I live in the Tampa Florida area and we have Airbnb/STRs all over the county and not just on the beach.  People will stay in the smaller areas to avoid staying in the high traffic areas of the beach goers.  The prices are about the same but you can get more for your money staying off the beach.

One way also is pair with a Realtor to put on MLS. Only pay a portion of first months rent to get you a tenant. Then you don't have the headache of the finding/showing and no show time wasters to deal with. I have found if you do it yourself, you can Facebook, craigslist, Zillow and yard signs. I am in the Tampa Florida area and that is what works for me.

If you haven't gotten any bites on your own then try using an agent and negotiate their commission.  Starting the 6th Buying agents will get paid by the buyers so you don't have to consider that into your sales price.  I  am in the Tampa area and I know that agents and buyers steer clear of FISBOs due to the amount of fraud that we have.  Also, the seller not offering any sort of commission either.

While you say Florida is boom/or Bust.  I can find deals with 100k profit after a 100k rehab.  Big project yes, but great returns.  I am in the Clearwater, Tampa, St Pete areas of Florida as well.  It gives you a  reason to come visit the beach!

The Tampa area has an influx of people moving here. LTRs are and will stay a major part of Real Estate here. MTRs are also a great way to make more than a LTR. It all depends on your strategy, house hacking, rehab, BRRRR and/or turn key properties. If you can do a value add and BRRRR it, that really makes the most money.

Do you have a primary yet?  20k will maybe cover a 5% down loan a 400k house.  Otherwise, you would need 10-25% down to use a investment loan.  Look into a vacation home loan as well if you own primary.  @River Sava may be able to help you as well for financing options.

Maybe also look for an accountant that is in the area to help you out.  I am in Florida and the small local banks are the best for handling these types of trusts.

I think you should rent and take the tax benefits from having a rental and then buy a new home in Austin. I am Florida and if we could have a mortgage at 4.75 I would keep it for sure. If you don't have restrictions you could try a STR or Mid term as well. For sure, keep it in my opinion.
