Hello!!!! I am in Pinellas County as well! I specialize in STRs. Pinellas County has one of the most restrictive STR rules in Florida. You can find rental restrictions on the Pinellas County Board of Realtors site... https://pinellasrealtor.org/short-term-rentals/...It also has Hillsborough and Pasco County. Hope that helps! 

My market in Tampa Florida is a great place right now for BRRRR. It just depends on how much of a reno you want to do. Time, money and effort.

I know coming from a Realtor, this sounds like you need a good Realtor on your side!  They can help you navigate the market and even help with some off market deals.  You can join Facebook groups and even on Meetup you can find investor groups.  I am in the Tampa Florida area and that's where I found my groups to join.  If you have any questions, I would be happy to help!  I used to Live in Louisville so, I know Nashville pretty well!

I work with first timers that are house hacking. I am in the Tampa Florida area and we are finally seeing more properties come on MLS. You do need and agent to help with the property and guide you through the process. It sounds like in your market it won't be hard to find a property. Remember, you are buying on ROI not LOVE of the house. You will only be in it a year or two and you know that.

Also, join STR/AirBNB groups on social media. Post your link and hashtag it #airbnb #STR and so on. The more the link is seen, it boosts your visibility. I am in the Tampa Florida area, so, i would do #floridaliving #loveflorida and so on.

I am in the Tampa. Clearwater, St Pete areas of Florida.  While, Yes, it is saturated, you can still find STRs that produce.  It depends on what your costs are.  Stay out of Flood Zones and unless you really want to rehab a property in Florida, you can find homes that will work.
