What about just doing it as LTR? What is the going rate for your area? If you don't want to invest in STR/MTR list it on Zillow unfurnished. I am in Tampa Florida and we have a shortage of rentals and honest prices.

I used Hostify here in the Tampa Florida area.   It worked great for what I needed.      I had 12 units and they were very reasonably priced.
