Bank statements for last 3 months and last years taxes should show proof on stability of rent payments. I require that anyway. You can fake paystubs online. (Learned from my mistake) I am in the Tampa Florida area so after learning my lesson, 3 months statements and last years taxes. Hope that helps!

I see your thought process on the split. She wasn't planning on making any money. You need to check out the local rules and regulations before you get too ahead of yourself. Make sure that the property is allowable and that the returns are good. You could end up investing money for it not to even be a good fit for STR. I am in the Tampa Florida area and we have very stringent rules and regulations all around where I am.

Hello! I’m in the Tampa, Clearwater, St Pete area. So, not too far away!!!! I’m a real estate agent here and to hear that you are cash flowing about $950 is great. My clients are seeing about a $100-500 cash flow after property values and insurance went up. With capital gains if you file together I thinks it’s $250,000 that’s exempt but speak with an accountant for sure. With that cash flow I would, in my opinion, keep it.

Well, just to start, you are the one buying it not them. Maybe have a convo over coffee about how you analyze and that they are double working if you both are doing the same thing but getting opposite results. I am in the Tampa Florida area and have a lot of OOS buyers. So, they rely on my expertise to help them with the process. Although, my strategy may work for me, it obviously isn't on the same page as you. There are a lot of variables to making a low offer. I think the conversation should be, " I understand your view but in my strategy I would have to get it at this price, are you willing to make these offers for me? I would love to work together but we have to be on the same page. Take a couple of days to look over my strategy and let me know if you feel like this is a good relationship that will benefit both of us. You won't be upset if they don't feel like they aren't a good fit together" No harm done and it just sets the expectations for you both and you know you did everything you could to get your point across.

I have had this happen before with storm damage. I am in the Tampa Florida area so we get Hurricanes and things happen. It all depends on what the insurance has agreed to do. If they gave money to repair or if they have to have repairs done by an approved vendor to repay the claim. Have you tried to get your insurance yet? You need to ask them if the house is insurable if the house has damage that has to be repaired. You may not be able to close and get insurance if there is an open claim. Just something to check up on.
