I am in Florida, but I agree that you need a Real Estate Agent to give you an accurate Comparative Analysis.

I am in Pinellas County Florida.  The Tampa, St. Pete, Clearwater area.  There is a two year wait on Section 8 rentals.  There is HUGE demand here.  Especially 3-4 bedrooms.  https://pinellashousing.com/calculation-methodology-and-pote...rental houses rent for around $2000-$2400 evn in C and B areas.

Yes, it is best to put each property into a different LLC so they are not attache. Speak with your lawyer and they can help with any legalities to protect your other assets. I am in the Tampa Florida area and Land Trusts are big here.

I stay in my share of STR and MTR all over the place! I am in the Tampa Florida area and have a small family. We like to cook too, so, we like it when you have all of the amenities to be able to do that. Also, provide soap, sponges and cleaning supplies.

I am in Tampa Florida and most of the tenants here have pets.  I work with a lot of Short Term Rentals as well.  I put in the lease as well as the House rules that you must pick up after your pets. I offer lawn care with the lease so the lawn care people will knock on the door and ask for them to pick up if its bad.  Otherwise they just mow over it if they can't see it and as long as they don't have kids, I haven't had to many problems.

Hello! I am ia Real Estate agent in Tampa Florida, from what I understand, your taking over the existing mortgage per the contract.  You should have the sellers find out if that would be an issue for due on sale but you should get some good responses here.  There should be a contract to use in the Tools but you will need a Real Estate lawyer to advise you no matter what.  Are they planning on moving or living there???
