I would grab a great broker or Realtor that specializes in Short Term Rentals to help you find one.  They will be able to help you through the process.  I am in Tampa Florida so we have lots of Airbnbs and vacation rentals.  I have been to Smokey Mountains a lot since I am from Kentucky and it was a short fun drive for the family.  

Well, I am in the Tampa Florida area. I have seen property owners have to raise the prices of rent due to inflated property values and insurance coverage. Flood insurance has gone up considerably and is making it hard for buyers to use FHA or some conventional loans. So, yes investors have been using creative or private money financing. Houses are either sitting on market if the sellers are using comps from the past year or if the house is modestly priced, are lasting 3 hours.

Well, I am in the Tampa Florida area but the rehab amount for something like that seems low.  I would get a contractor that will get you a price for you.  DON'T trust a 3rd party on the price unless they have a scope of work from someone qualified to do the job to ensure the quote.  if you don't, you could be way over and that will mess up your whole strategy of a positive cash flowing unit.

I've had a couple of clients really love investing in Florida.  I am in the Tampa, Saint Petersburg, Clearwater areas.  Just someplace to think about as well.

Short Term rentals STR need to managed and kept with very carefully. If you can find a good manager and maybe one already set up, you could make it work. The issue is that my area Tampa Florida has a lot of fails when a mom and pop venture is the way they go. It takes a lot of work and time to manage properly.
