Hello!!!! I am in the Clearwater, Tampa and St Pete Florida areas. We have a great ROI when you purchase in up and coming areas around Tampa. Tarpon Springs and north of there is New Port Richey they are both great areas to still make money. You can find some deals around the area but they go fast especially when they are already turn key. DSCR doesn't use your income or assets to determine the loan terms. Just the income on the house LTR or STR. From what I understand you can have 10 conventional loans at one time and you can also have one FHA loan as your primary home if you don't have one.

As an investment, I have had my clients use a DSCR loan before but even at that it doesn't seem to make sense with the numbers.

I am in the Tampa Florida area. We are having a lot of success with MTRs as well. We are a vacation area so all rentals are doing well but I second the trying MTR furnished rentals and limit the stay to whatever gets you around any STR taxes you may have.

Everyone has been burned a time or two if you have been doing this long enough.  We all learn from our mistakes.  After 13 years of Real estate you will hear all types of things.  Florida is a really wonky state with protecting assets and such.  I do know that.  DO NOT proceed without some help.  Don't take it personally.  You did just ask for opinions to steer you in the right direction.  Best of luck!

I know especially here in Florida and the transient taxes on top of the others, we hired a professional to help us with our clients paperwork.  Just ask a few of the above people what the charge would be.  The benefit will probably out weigh what you missed doing it yourself.

I live in Clearwater which is a quick drive to Tampa.  It's a little bit harder to find new builds but it is possible.  Also, Wesley Chapel and Citrus Park have new builds and are great places for rentals as well.
