I am in the Tampa and Clearwater Beach Area of Florida. STRs are HOT here. We are saturated just like all of Florida but our growing economy has LTR and MTR flourishing as well. So, you have a back up if STR doesn't work out.

Welcome to BP!!! That is great that you are getting into real estate! I would use your VA loan just like you mentioned. I am in Florida and have had multiple clients do that exact thing. I don't know what VA terms are so check with lender, but, I know it has been done before.

I am an Investor and Agent in the Tampa Florida area. We have a lot of properties that are like that. In my area it is very beneficial to make it a 2 bath. You will have to do a CMA comparing the two ARVs. How much would the rehab cost and how much of a difference will the ARVs be?

Hello!!!  I am an Investor Agent in Tampa Florida.  Most of my clients are OOS.  You need to build really strong relationships with a Real Estate Agent and contractors.  Your Realtor will be your go to person the entire time. They are your boots on the ground.   Look into your loan options as well.

Great job at getting ahead of the curve! Yes, analyze properties, get to know what you can afford. Get funding set up. Get familiar with FHA and Conventional loan terms. Especially, if you are going to house hack. I am listening to Rich Dad Poor Dad. I have heard this is a gerat book to help motivate you in every endeavor. I am an Investor Agent in the Tampa Florida area and I found joining local REI groups through Meetup.com and Facebook. Best of luck to you!!!!
