Well, this my opinion, if you like unpredictability, constant change and people/contractors with no regards to you or your property then "YES" flips and STRs are the way to go...LOL....I love it!!!  Been doing both for 13 years and wouldn't have it any other way.  I am in Tampa Florida so the investment market is huge here for both as well.  LTR and MID term are hot now as well, we have more people that want houses than houses to rent to them.

How is your market right now? If you have any equity in the place, then try and sell it. As long as you don't lose money. The thing about condos is the HOA will go up and your mortgage stays the same so you will end up losing by the end of the mortgage. I would reinvest in a another property and use a 1031 exchange to detour taxes. Ask an expert of course but that is my idea for it! Best of luck!!!

I am in the Tampa bay area now but grew up in Kentucky and travelled to Indy many times!!  The key is getting (I mean the most important part) a good agent or boots on the ground.  Your property management company can help once you own the property but up until then you need someone good on your side!!!  I would speak with the agents and companies that reached out.  They will have better knowledge of what you need and how to do it then just finding one on the internet.  BP is great for finding good contacts!!!  Best of luck!  If you ever want to branch out to the beach area, I am happy to help!

Especially, here in Florida, I tell my clients to get an umbrella policy.  It adds extra protection for your assets.

I've been in the Tampa, Saint Pete, Clearwater area for about 5 years. STR is also saturated here. We have a lot of owners convert to Mid Term or Long Term rentals. Especially, after the storms and the loss of the projected income and they have no way to repair or replace everything that was lost. I also own a water restoration and general maintenance business in the area and the amount of STR owners that we have spoken with is insane. Indian Rocks beach which was a huge STR area was completely demolished. So, we hope that the area can soon recover but it looks like a lot of the owners will be converting.
