Hello!!!!  I am 13 years in now but when I started out I did the same thing! SOI was the biggest way to gain clients.  Now I mainly work with investors in the Tampa Florida area and get most of my clients from here on BPs.

Hello!!!! I have hosted many AirBNBs in the Tampa Florida area. In my opinion, being able to host more guests has brought higher revenues for us. Being able to host 6-8 guests over 4-6 would be a smaller 2 bedroom unit. I think you should maximize the guests and maybe offer a small weight set and yoga mat. It's a cool idea but run the numbers in the BP STR calculator and see what the difference in the income is as well. Let the money talk. Best of luck!

I am also an Investment Agent in Florida.  Tampa Area.  Become an expert in your AREA!! Know the trends, the costs per project and needs of the buyers there.

Wow! That is great that you are starting so early in life...You can learn and grow from there.  If you have capital you will want to diversify your investments.  Never put all of your eggs in one basket.  I would start with LTRs to get your feet wet and learn the ropes.  STRs are very hard to learn and navigate.  I am a specialist in in the Tampa Florida area and know that just starting out, it can be tricky.  You need to build a great team of people.  Build your toolbox to success in this business.  Best of luck to you!  If you have any questions about your Real Estate journey, Feel free to reach out!!!

As an agent and investor in Tampa Florida. I would try maximizing your profit with your investments. Try spreading the strategy out. You have to consider how much you want to be involved in. You could invest in STRs with management, BRRRR or just flipping. Look into the benefit of each and see what works for you! Hope that helps!

Hello!! Welcome! Well, if you sell as is, what is the value. How much do the repairs cost and how much would it change the ARV afterwards, if you sold it? Do you have the ability to buy another home that would make you happy and rent the other out? I am in the Tampa Florida area and if it were me, I would fix up the house and sell it. In my market that makes the most sense if the numbers work right for you.

1. Can I hire a property management company to run my airbnb or can I at least hire a company for cleaning and maintaining?  YES, you can hire a company or someone that handles everything or manage yourself.  It is a lot of work, it can become a full time job if you let it.

2. How do I show that I have worked for at least 100 hours per year to qualify as real estate professional?  Ask a tax pro for that one but, I have many clients that have done it very easily.

3. Where can I learn more about this topics on saving taxes using short term rentals?  I am in the Tampa Florida area and we have all kinds of taxes including transient tax.  So, I would ask your accountant for final answers for sure.  You can get a lot of info here on BPs.

Well, it sounds like you have done your homework! I am in the Tampa Florida area and multi family homes make great first homes and future investment properties. I have multiple clients that are wanting to do a deal like that. House hack one side and BRRRR. It all depends on what the house needs, how much you have to put down, how long you want to or have to live there, per financing guidelines...and how badly do you want to have to move out also???? I say you ask him what his terms and price are, he seems to have knowledge in the game so start there. I would buy it if you can make it work. Also, ask an accountant about the tax benefits for you.
