Yes, especially here in the Clearwater and Tampa Area of Florida.  The rules are very strict.  You have to know if your property is allowable or not.  It's crazy that the arbitrager probably knew that the homeowner was responsible and still did it.

I live in the Tampa Florida area.  My mid Term Rentals have regular leases,they are just tailored to the property and term of lease. They are just furnished properties.   The leases require deposits and the renters know they are responsible for damages. They are set up just like STRs with all the same amenities.  

While both seem good.  Have you looked into rates and costs of house hacking?  Does it make sense to pay for all of that when you are already making $1700 a month.  You would just be getting back into more debt on the renovations unless you have enough equity to do it all. 

I am in the Tampa Florida area.  If I were in the same situation, I would look for another home while renovating the one you are in.  Start with the upstairs and see how it goes.  The extra $1000 could help you with your next mortgage and so on.  If you do well, use the info you gained by house hunting now to determine if the move is worth it or not.  

I'm in the Tampa area and you can get top dollar for units needing to be renovated. I don't think the time and effort would be worth the gain. What are the ARV values of the properties if you renovate and how much of your time would go into it?
