I work exclusively with STRs in the beach areas. What's your email and I can send you my very exclusive listings. I only send allowable, nightly, 15% gross to Purchase price and above. So, if the house was a million dollars, it would have to gross 150k for me to even send it out. I only work with a couple of buyers at a time, so, each one can get exactly what they want. I just closed 3 so, I have an opening.

Tampa area is a loose term...lol...I work all areas around there, Clearwater, Palm Harbor, St Pete, Madeira, Redington, Treasure Island, largo, Seminole, Brandon, Riverview, all the way to Bradenton. I have access to a pretty large MLS area. It's not hard to identify areas and learn rules. Where were you looking? I can sell anywhere in Florida.

No I don't lol...yes, I do, lol....this is why there so much confusion within the STR market. The people who really, really, know, don't talk about it, because they want to protect their investments. I'm in the Tampa Florida market. One of the hottest markets around. I have tapped into a new area, of high grossing hidden gems. Anyway, it takes hours of research and calls to zoning offices, to get the real rules.

Just an FYI Sarasota and Siesta have very strick DTR rules. Now there are areas near there, that I find great returns and all around the Tampa, Clearwater, St Pete, and Largo Florida areas. I can find anything you want allowable around here. Just tell me what you are looking for and the returns. Including multiple family too!

I find 20 a week that fit in your criteria. I'm in Tampa, St Pete, Clearwater, Florida and all surrounding areas. I find 20-50% COC with 6.25% interest and 25% down. Flips with 70% to ARV with rehab costs. I found at least fifteen combined multi, flips, BRRRR and AirBNB. I PM me. I got this!
