What is your email?! I only send 100% nightly allowable STRs, with these numbers, the numbers come from AirDNA and have general costs and 6.25% interest rate and my 15% management fee included. Depending on Insurance and property tax in area, there are a few variables, it all just about evens out within 2-3% of my COC%. The point is, I only show you ones that have these numbers, and you can get exact numbers and still feel good about the investment. Do you like Duplexes?

Group showings or open houses for rentals. Twice a week, once at night and once on the weekend. Our rental market here in the Tampa Bay Florida area is so strong, most places are rented out sight unseen months before the lease is even up. Don't overcharge for application fees, and you have to take first come first serve and work applications in the order they come in. You can't just pick and choose who you want to live there. It's the first qualified Tennant that pays deposit at acceptance. If they can't pay at least partial when they sign the lease immediately, then move to the next. Be consistent with everything.

Buy a multi and move ro Florida! Tampa area is great! I have 5 investors from CA buying here. I actually have a great duplex for $699,000 that one side alone brings in 50k a year as a shirt term rental ( AirBNB) Much cheaper cost of living and lots of tax breaks. She probably needs to spend a lot more than 699k but you get idea behind the money still left to be made here!

It depends on how you wrote the lease. I would never make tenants stay in a house I've listed because most will sabotage it anyway. You can sell with lease in place and make the new owner uphold your lease or give new owner option to buy them out. CASH FOR keys. I'm in the Tampa Florida market and very seldom do I see an occupied home in good shape. Maybe that's just here, but, good homes with good tenants don't just get sold.

I specialize in STRs in the Tampa Florida market. Primarily Pinellas county, which includes Clearwater, Indian Rocks Beach and St Pete Beaches. We are one of the hottest markets. If you take the two houses side by side here, pool makes 20% more. It also has a 83% occ rate over 77%. You take a 4 bed with a pool and you just went from 80k a year to 130k.

Hi Brian, I don't know where you are looking, but, I am in the Tampa Florida market if you ever need one here! You can use the BP resources and find an agent pretty easily, or you put the state and Realtor and agent into a search togteher. Then it will alert you when one either gets asked a question or posts.
