Congrats Jared!!!!  I am a Realtor, investor and property manager here in the Tampa Florida area.  Is real estate there really like the show Santa Clarita Diet...LOL...They are all Realtors...Try house hacking on your first investment, it's a great way to get started and build relationships with people in the business.  Best of Luck to you!!!!!

Hi Julia,

Congrats!!!  You should take your time and interview your broker.  You should be able to reach out to some other agents and find out who has the best training.  A lot of agents work with brokerages that have direct training and on boarding.  I know this sounds crazy but....the aggressive high training and recruitment brokerages will have ads on Craigslist trying to get you to work for them.  I know it sounds crazy but just look and you will see what I am talking about.  Best of Luck!

Hey Michael, congrats on getting your license.  I am a Realtor, Investor and property manager in the Tampa Florida area.  There are brokerages out there that allow you to pay by transaction not by commission.  I have a broker that I pay $250 each transaction.  Not a percentage.  They do exist.  Best of Luck!

This has been going on since March.  Really bad the last 2 months.  It's wild!!!!!  I have clients that are well qualified, smart investors and ready to buy....WITH CASH...they are from out of state as well...We just have to have inspections....

Hi Amanda, 

I am a Real Estate Agent and Investor here in the Tampa, Florida area. I have dealt with this many times. I do agree that the agents are telling you this to benefit them. You need a Realtor that has experience with investment properties. Not all of them know what they are doing when it comes to investment property. I would handle it like this, the market is so hot right now, I feel like you will get much more money from a bidding war on the MLS than a cash off market buyer. Like those we buy ugly houses types. You have the agent list it "AS IS". Cash purchase only. You can have the agent require "NO CONTINGENCIES WILL BE ACCEPTED" which mean that you will not accept any offers with an inspection period. This will bring your REAL cash investors that don't play around. They know the process and the value. I would list the property at a price that reflects the repairs needed. If market value is $150,000 then deduct commissions and known values to repair. Make sure you have a Net price in mind that you need to get. It does have to be within reason. You can't list a house at market value when you know it needs a new roof, plumbing, ect. If your market is like mine right now......YOU WILL get an offer fast and close fast as well. That's how I would handle it. I feel like you will get more money this way. Let the buyers fight over it. Hope that helps! Best of Luck.

Hi Stan, I am a Real Estate Agent, Investor and Property Manager in the Tampa, Florida area. Your question is too general. What is your goal with this property? Are you wholesaling or trying to raise your ARV for a flip or refi? You do have to be careful not to waste peoples time. Depending on what you are trying to do, you have to use different approaches.
