Hi Luke, the Tampa area is also a HOT market!!!!  There are still some small windows of opportunity here.  CASH talks!!!!  I have made over 30 CASH offers in the last two months and I have been beat out by CASH offers with no contingencies.  You have to either offer way more than asking and have inspection time or the other offers win.  It's crazy!!!!

Hi Joe, I'm also a Real Estate Agent Investor and Property Manager here in the Tampa, Florida Area.  I would narrow down your area.  As you know the market is HOT everywhere.  You need to find the area that isn't HOT yet.  Prices are so high and you are in everyone's price range.  You can look through the BP network and find some Realtors to talk to .  Find your area and go visit. You might be priced out of some of the area's and you don't want to waste money on that travel.  It should be pretty easy to find what area's that are even viable by a quick chat with an agent.  You should be able to use a nationwide lender to buy.  Get a solid pre-approval from them and it will be easy to buy in any area without any headache.  You can also find lenders here in the BP network.  BP is a great resource.  Best of Luck to you!!!!!!

I am a Realtor, Investor, Property Manager in The Tampa, Florida area.  I work in Pinellas, Hillsborough and Pasco Counties.  Congrats on trying to get the ball rolling at your age...I did the same thing when I started out 11 years ago (much older than you) lol.  If you have the opportunity to house hack, just to get your feet wet, is a great way to start.  You gain trust with contractors and other professionals in the field.  I think that your idea of a four plex is a great idea.  Live in one rent 2 and rehab 1.  Then rent back out at a higher price once rehabbed.  As far as short term rentals go...I have a client that does really well in Davenport.  Just a thought...But, again, congrats!!!!  I wish I would have started at your age!!!!....Best of Luck!!!

Hi Robert! Are you looking to House hack? Live in a unit while improving other units or are you looking for turnkey properties to purchase? Honestly, the best bang for your buck is in Pasco Co. The New Port Richey and surrounding areas. Prices are still low enough to buy and have ROI. Tampa and Clearwater are great! The problem is everyone is looking in the same areas for all of the reasons stated above. You just have to take into consideration whether you want to live in it or just rent it. Multi's are be listed by the amount of rent they bring in and popularity to the areas. Problem is that, you may want to buy this great building and, yes, the ROI is good, but the listing won't appraise for what they want. Especially in an up and coming area in Tampa. I had two different contracts fall through because the building didn't appraise and my buyer was financing. Banks don't care about how much money the units bring in, they only care about the worth of the property. Just be careful, make sure you someone that can run really good comps for you, even if the numbers work out. I am happy to help! Best of luck to you!

Both Pinellas or Hillsborough would be good. I live in Palm Harbor, 42 mins from the beaches with traffic. You will have to watch out for HOA's in both counties. The best thing to do, would be to visit for a week and find the Neighborhoods/area that you would like to spend time in. Then when you are ready, focus on those areas and just keep searching until you find a neighborhood that allows "Transient Stays". That is what STR's are called. Now you can get around that by offering only 30+ day stays. So, step one, find out where you want to be, 2. find out if that city even allows it then find a neighborhood that allows it. You do have to be careful because, you may a neighborhood with out HOA but find out that the city its in doesn't allow STR's. Clearwater is one of those places. St. Pete allows them but you have to wait 6 months and get a permit costing around $500 to run an AirBNB. I am happy to help when you are ready!

That is so awesome to hear!  I am a Realtor/Investor in the Tampa Area.  I work in Pasco, Pinellas and Hillsborough Counties.  I grew up in Kentucky and always wanted to live in Florida...until I did...I love it....BUT I miss the 4 seasons and the SNOW, I never thought I would say that but I do....Let's connect!!!  I'm going to have to say this!  GO STEELERS!!!!

I am a Realtor in the Tampa, Fl area.  I work a lot in Pinellas County.  I personally manage a short term AirBNB rental in Indian Rocks Beach.  Ours is actually a boat that we rent out.  We do awesome!!!!!  The area always stays booked and as long as you stay just slightly lower than the Hotels (which there are only a few in IRB) you will stay booked.  I don't do over 30 day stays and I get people willing to rent 1-3 months all the time.  The problem is that there aren't a lot of properties that go up for sale and when they do, they go fast and over list.  I am down there 3-4 times a week and ABSOLUTLY LOVE the area!  It's my favorite beach in the US...outside of Hawaii of course.  It's like a sleepy little beach town without a lot of tourists or hotels.  My AirBNB cash flows anywhere from $600-2000 a month depending on season.  If you have questions, don't hesitate to reach out!!!
